This website was created by the owners of the first stage of the Caponga Beach allotment with the purpose of communicating with its owners at home and abroad.
Initially, all of the basic structural work was concluded in preparation for house building inside the development walls, which includes concierge services, a leisure area with a lounge and swimming pools, basic utilities such as water and electricity, all serviced by the official local companies, a wall 2.40 meters tall around the condominium for security purposes along with the creation of a second street to facilitate access to all parts of the condominium. Alike all similar developments, a condominium of owners was created and registered with the name: Owners’ Association of Lots of Blocks 01 to 14 and 22 to 35, of the Loteamento Caponga Beach.This procedure is all in accordance with the association’s statute. The association is legally registered in the Registry Office of the City of Cascavel – Ce, 1st office – leaves nº 95/110, book A06, and also legally registered in the Ministry of Finance – Federal Revenue Secretariat under No. 24.365.406 / 0001-36, as a non-profit entity with non paid owners-managers, with the sole purpose of preserving, embellishing and valuing the assets of the owners who invested there.
The condominium’s monthly maintenance fee is lower than that charged by local and similar condominiums without reducing the quality of management.Important Information
At this initial phase of this Association, according to its statute, which is available for download here, is called “transitional administration”, and marks the beginning of all the work of the development, such as: inform owners of the end of the structuring works, hire a company to manage the condominium, hire an accountant, hire employees, set an election date for the first board, etc. All other activities will be informed and structured by the elected board. On December 19, 2018, at 11:00 am, Brasília time, at owners association headquarters, the association will hold the election of the first Association Board of Directors, which will be in
charge for the next two years.
The owners residing abroad were represented in the minutes of the foundation of the owners association, by the company Caponga Beach Empreendimentos Imobiliários Ltda, who sold them the plots. The company Caponga Beach Empreendimentos Imobiliarios Ltda, will therefore, inform these clients of the beginning of the activities of the Association and ask the owners to contact the established management for further information.
Because the association is in its early stages, it asks owners to report any divergence of data for immediate correction. At the end of each quarter, the association will report its expenditures to its members.Important Files

Next Steps
In the near future, the association must address a few issues in the common areas of the condominium. The issues include: keeping this website current, hire a local company to manage security and access to the condominium, install security cameras, hire landscaping services, hire a cleaning company to maintain internal streets, swimming pools, leisure area, semi-annual cleaning of the all blocks’ shrubs, maintenance of the environmental preservation areas, maintenance of external access entrances, manage the monthly payment of all condominium utilities, maintenance of pumps and other mechanical and electrical equipment, manage the taxes of the assets of the association payments to City Hall, build and equip a second surveillance post at the end of the allotment and inside the condominium, maintenance of internal street lights, etc.
